We look forward to your visit and opportunity to get away from it all.  While we are in NY, most people think NY is NYC.  We are in a rural area.  The closest shopping mall is 25 miles away.  Cooperstown is a small village of 1800 residents that is beautiful, quiet and relaxing with many great things to do and places to eat.  We are so glad you will be staying with us.

DEPOSIT and CANCELLATION INFORMATION  FOR 1-3 DAY STAYS:

Please note-rates are subject to change until a deposit has been secured.  We recommend for all our guests that you consider travel insurance for those unexpected events that may occur requiring you to change and/or cancel your plans.
//RESERVATIONS are HELD with a 50% deposit.
//DEPOSIT INFORMATION:  Our preferred method of payment is by check or cash as we try to avoid credit card fees where possible. 
 
Please send 50% of the entire invoice within 7 days to Cooperstown Lakeview Lodge, 276 Van Yahres, Cooperstown, NY 13326.  Otherwise, if paying with credit card an invoice will be emailed to you and it can be paid online.

The final balance will be collected at check in unless staying 4 days or more, or during special events whereby the balance will be collected 30 days prior to check in. 

A $35 fee will be charged to your credit card for checks with insufficient funds. 

GENERAL CANCELLATION INFORMATION:
//We are a small, seasonal business that operates only 6 months of the year.  Therefore, every cancellation, credit card fee,  no show, effects us significantly.  Depending on your length of stay which have different time to cancel policies--if you must cancel, please call or email your cancellation information and you will be given a cancellation number by email.  
//Should it be necessary for you to change your original reservation, which includes departing earlier than your confirmed dates, you will be responsible for all of the original room nights booked for your intended stay-unless we can re-rent the room for those dates.  Please review our cancellation policy below that relates to your intended length of stay and timing of your cancellation.

CANCELLATIONS FOR STAYS OF 1-3 DAYS-EXCEPT FOR SPECIAL EVENTS, HOF INDUCTION, OPERA WEEKENDS and HOLIDAYS:

//If you cancel your reservation 10 days prior your check in date, any money collected will be returned, minus a $35 cancellation fee.  

//If you cancel your reservation LESS THAN 10 DAYS prior to check in, you will be responsible for full payment of the balance  unless we can rebook all the original nights that had been reserved.  If all nights are rebooked, all money will be returned minus the $35 cancellation fee.

//Should it be necessary for you to DEPART EARLIER than your original reservation, you will be responsible for all of the original room nights booked.   If we are able to rebook them, you will receive a refund for those nights rebooked minus a $35 cancellation fee.

//We will make a good faith effort to fill the rooms and refund those nights that are able to be rebooked.

//A 90 day cancellation notice is required for this period of stay.  If the cancellation is made 90 days or more prior to your arrival, all money collected minus a $100 cancellation fee will be returned.

//Cell Phone Service
Cell phone service within the Village of Cooperstown is good for most providers.
At our B&B, most guests have fairly good service with Verizon.  Most other providers are not well covered.  You are welcome to use our guest phone for a brief period to receive incoming calls as well as making free long distance calls within the US.

//CHECK IN: 4:00 - 6 PM
   -You are welcome to drop off your luggage before 4 PM, but please call or send a text to this number-330-819-0433.
    -Please call or send a text to this number-330-819-0433, if you are arriving later than 6 pm so that we can make arrangements for you to get in.  

//CHECK OUT: 11 AM
    -We are sorry but we do not offer late check out, as we are on a very tight cleaning schedule before the next guests arrive.  A late fee of $35 per 1/2 hour will be imposed.

// OFFICE HOURS  8 am – 10pm.  -
    -Our office is closed during 10 pm & 8 am.  Please book online or email us if you have questions about our B&B during that night time period.

//CHILDREN 
    -Many of our guests come to our small B&B for a quiet and romantic getaway.
    -We adore children but our B&B is not suitable for those under the age of 10.  We cannot accommodate a third person in our rooms due to fire regulations.

//BREAKFAST MENU
    -Occasionally a few of our guests have food allergies, dietary restrictions and food aversions.  Please log on to our Menu Sample where we have a sample of our menu posted.  If you do not see something that will satisfy your breakfast needs, it is then safest to bring your own food that you have prepared and labeled for each day.

//CONSERVATION 
    -is very important to us.  Part of the structures utilize geothermal heat and highly efficient wood stoves, and we also compost non-meat items and recycle.  Please help with this opportunity by drying and re-using your towels, turning down the heat or air-conditioning and turning off lights when you are out for the day. 

//PETS
    -Sorry, pets cannot be accommodated

//SMOKE FREE PROPERTY-STRICTLY ENFORCED,  
    -Cooperstown Lakeview Lodge is a smoke free property-this includes all 22 acres.  Please respect this request.  A $200 special cleaning fee will be imposed if this policy is violated and violators will be asked to leave. A refund will not be given.

//TV
    TVs are available in most bed rooms and in the living room.   The living room and Denali bedroom have ESPN.  We will not offer refunds if satellite service has an outage.

//WIFI
    -We offer free WIFI to our guests that allows for routine email and browsing the internet.  
Our internet service is provided via satellite.   DSL or Cable is not an option as is not available at our location.   Although satellite is much faster than dialup, it is not as fast as DSL or cable.  The internet service has a limit of 400 MB of downloading a day which allows for our guests to get their email and routine browser use.  It does not allow for any downloads or streaming types of activity including You Tube.  If the 400 MB limit is exceeded, you will have to rely on your own data plan.

   What activities may cause an excess of download threshold?
Movie or video downloads (e.g., Netflix streaming movies)
Downloading software upgrades or large files
Peer-to-peer (P2P) file sharing programs.
Continuous downloading or viewing streaming media content such as audio or video programming
Hosting of server devices such as email, FTP or Web servers
Hosting computer applications such as Web-cam feeds
Internet-based PC backup services that archive your data on a central server
Extensive downloading of attachments from Usenet Newsgroups (NNTP)
Use of BitTorrent applications


//FORGOTTEN ITEMS
items left behind can be sent to you via mail at your request. The cost of shipping + a $5 handling and packaging fee (rounded to the next whole dollar) will be billed to your credit card.  If we do not hear about a lost item for 30 days, these items will be donated to charity.

Room keys that are not left behind will incur a $5 charge.
